My services

If you chose to work with me, that’s who you’ll work with, me. I don’t have a team of people that work for me. You won’t meet me, choose to work with me, only to have me suddenly pass you off to a junior team member. I also won’t put your house on a lock box and invite strangers into your home unescorted. I don’t use lock boxes, I’m present for every showing. What I give is a more full service, fully communicative experience. I’m there every step of the way, even years after your closing.

Sellers

There is a lot that can go right, and a lot that can go wrong, when you are selling your home. The way a home is advertised for sale has drastically changed in the last handful of years. It used to be that a generic for sale flyer, an open house, and a For Sale sign in the yard was considered adequate. Today you need professional photos, video, floor plans, drone photography, and of course you need to pay the real estate portals so you’ll show up on the top of search results. If a Realtor isn’t doing these things, at a minimum, then you’re going to have a more difficult time selling. Doing the things I’ve mentioned costs money, depending on the property it can be a lot of money. Not all Realtors have the budget to pay for all of this, that’s when the shortcuts show up. Photo’s taken on a cell phone, and that’s about it. That just isn’t going to get you top dollar for your home.

How is your home shown? Who will show it? Is a Realtor using a Lock Box and allowing anyone who calls to enter your house? This is something that needs to be discussed with any Realtor you are considering hiring. I don’t use Lock Boxes. I simply don’t believe they are a safe thing to use. I’m present for every showing.

What price should you list your home for? I think it goes without saying that determining the correct listing price for your property is essential. Too far over the market and you’ll have fewer showing requests. Too far under the market and you will likely leave money on the table. Why trust that I will get the listing price of your home correct the first time? I’ve given multiple banks price opinions on entire portfolios of real estate. I’ve done this with hundreds of properties. I apply the same pricing principles to all of my clients, whether that’s an institution or individual.

Buyers

What is your driver? What makes you want to purchase in a certain area? Are the schools important? Do you want an ocean view? Do you need room to stable horses? Do you need a house that’s great for entertaining? There are so many questions that Buyers have. Usually it starts big picture, then little by little the home search gets refined down to a particular product type in a particular area. I’ll be honest, in my experience it’s rare that a Buyer ends up in the home they envisioned at the start of their search. Part of what I do is just having a lot of good of fashioned conversation with you to nail down what it is your really want. Typically that’s the easy part!

Broward and Palm Beach Counties offer a vast array of homes for sale. I honestly believe the selection of housing around here is really amazing.
