Year do date condominium sales on Fort Lauderdale Beach

We got to the middle of the year in a hurry!  A number of readers have been asking me what the condo market on Fort Lauderdale Beach has been doing.  Most that are asking are looking on the high end as there are a few fantastic buildings on Fort Lauderdale Beach.  Some others are just looking for a crash pad, a couple of blocks from the beach, with a lower acquisition price.  With this as a backdrop I pulled up the year to date condominium sales on Fort Lauderdale Beach.  There were a couple surprises in terms of the number of units that have changed hands in some complex's.  There have been a total of 116 year to date condominium sales on Fort Lauderdale Beach.  In terms of unit count the largest number of sales (4 or more) have taken place at:

I didn't want to inundate anyone with too much data today about per square foot pricing and all that good stuff.  It's too hot here, and I'm far too lazy with this humid weather to get too detailed.  The notes I would want you to take away from this would be the number of sales in certain buildings.  Las Olas Beach Club has 148 units in it.  This means 6% of the building has turned over in 6 months.  That's a smoking hot sales pace.  Point of Americas has 577 units between the buildings.  So while the 13 sales in those buildings may appear to be large, it actually only represents a 2.3% turnover in the complex.

The weather is hot, and so are sales on Fort Lauderdale Beach.  Whether you're looking for a cheap crash pad, or an opulent high floored unit with direct ocean view, I can find it for you!
