Recent Fort Lauderdale real estate sales October 2013

Data includes home, condo, and townhouse sales for the prior week.  As always this information is specific to the area of Fort Lauderdale that I cover. This consists of Fort Lauderdale real estate in the neighborhoods of; Rio Vista, Victoria Park, Downtown Fort Lauderdale, Fort Lauderdale Beach, Harbor Beach, Lauderdale Harbors, Collee Hammock, Las Olas Isles, Sailboat Bend, Progresso Village, Flagler Village, Tarpon River, and Croissant Park. Essentially using Interstate 95 as my western border, and the Atlantic Ocean as my eastern edge. I use Sunrise Boulevard to the north, and 17th Street down through Harbor Inlet as my southern border.

All per square foot data will be taken from the properties Total Area.  In the past I had used the Living Area, or the area under air.  However, the data seems to be more reliable if we use the Total Area which measures the exterior walls of the home (which would include garage space).

Fort Lauderdale Real Estate Single Family Homes for sale and sold

  • There are 275 actively listed single family homes for sale
  • There were 13 new listings over the past 7 days
  • 172 of the actively listed single family homes are on some form of waterfront
  • 1 listing has 10+ bedrooms
  • 0 listings have 9 bedrooms
  • 2 listings have 8 bedrooms
  • 14 listings have 7 bedrooms
  • 31 listings have 6 bedrooms
  • 38 listings have 5 bedrooms
  • 63 listings have 4 bedrooms
  • 90 listings have 3 bedrooms
  • 37 listings have 2 bedrooms

There were 5 closed Fort Lauderdale real estate sales of single family homes for the week that I'd like to tell you about:

704 NE 20th Ave Zip Code 33304 (Victoria Park) / 3 bedrooms, 3 full bathrooms / Built in 1963/ Adjusted Square foot total  area 2,213 per MLS / Sale Price $850,000 / Sale Price Per Square Foot $384/ Listed by Bruce B Connolly Realty/ Closing date 10/16/13.  Waterfront home that was sold for a lower market price due to condition.  Home is set on a 7,489 square foot lot and in need of updating.

777 SW 6th Street Zip Code 33315 (Tarpon River) / 3 bedrooms, 2 full bathrooms / Built in 1963/ Adjusted Square foot total  area 1,436 per MLS / Sale Price $790,000 / Sale Price Per Square Foot $550/ Listed by Century 21 Hansen Beaches/ Closing date 10/11/13.  Don't pay any attention to the closed price per square foot based on total area when looking at this deal.  This was a waterfront property.  The property is also set on a 17,673 square foot lot!  That means the buyer paid $45 per square foot for a waterfront lot in a great area of Fort Lauderdale.  Magnificent deal.  Tarpon River has a number of older homes which are set on large lots.  Those looking to custom build take note!

709 SE 7th Street Zip Code 33301 (Rio Vista) /3 bedrooms, 2 full bathrooms / Built in 1952 (recently renovated)/ Adjusted Square foot total  area 1,343 per MLS / Sale Price $475,000 / Sale Price Per Square Foot $354/ Listed by Leo Reyes PA/ Closing date 10/11/13.   This home is set on a 9,225 square foot lot.  I'm a bit baffled as to why the seller would let the property go at this price.  The buyer received a fantastic deal on this property.  To be north of Ponce in Rio Vista, on a lot this size, with a pool, just a great buy.

1225 NE 5th Street Zip Code 33301 (Victoria Park) / 3 bedrooms, 3 full bathrooms / Built in 1951/ Adjusted Square foot total  area 1,792 per MLS / Sale Price $475,000 / Sale Price Per Square Foot $265/ Listed by Castelli Fort Lauderdale Realty/ Closing date 10/11/13.  I toured this home a couple of weeks ago.  The home features some great Spanish tiling, galley kitchen, plenty of outdoor space, pool, and impact windows.

1200 SW 4th Street Zip Code 33312 (Sailboat Bend) / 2 bedrooms, 1 full bathrooms / Built in 1950/ Adjusted Square foot total  area 856 per MLS / Sale Price $200,000 / Sale Price Per Square Foot $234/ Listed by Coldwell Banker Residential Realty/ Closing date 10/11/13.  This is a small wood framed home.  Great starter home!

1 N Fort Lauderdale Beach Blvd Unit #1602 Zip Code 33316 (Fort Lauderdale Beach) /The Ritz Carlton Fort Lauderdale Residences/ 3 bedrooms, 3 bathrooms/ Built in 2007 / Adjusted Square Foot Total Area 2,203 per MLS / Sale Price $1,240,000 / Sale Price Per Square Foot $563 / Listed by Realty Marketing Int'l/ Closing date 10/16/2013.  There were actually 2 sales in the Ritz that took place on the same day last week.  Sales appear to have gone from a single owner, to a single buyer.  Unit #1602, and unit #1502 were the units sold.

411 N New River Drive E Unit #404 Zip Code 33301 (Downtown Fort Lauderdale) /The Las Olas Grand/ 2 bedrooms, 3 bathrooms/ Built in 2005 / Adjusted Square Foot Total Area 3,580 per MLS / Sale Price $845,000 / Sale Price Per Square Foot $236 / Listed by D'Angelo Realty/ Closing date 10/15/2013.  Unit boasts 2 stories, an elevator, water views, a media room, and all the amenities of the Las Olas Grand!  I'm a huge fan of the building.  This was a great deal for the buyer.

347 N New River Drive E Unit #1104 Zip Code 33301 (Downtown Fort Lauderdale) /WaterGarden/ 3 bedrooms, 2 bathrooms/ Built in 2004 / Adjusted Square Foot Total Area 1,735 per MLS / Sale Price $610,000 / Sale Price Per Square Foot $352 / Listed by D'Angelo Realty/ Closing date 10/11/2013.  The WaterGarden is a great building.  It seems that each time I do a market update we see sales in the building.  There is a tremendous interest as a luxury buyer can purchase a well appointed unit at a reasonable price per square foot.  This unit has water views from both balconies.

305 Charley Ave Unit #305 Zip Code 33312 (Sailboat Bend) /Las Olas Village Townhomes/ 3 bedrooms, 3 bathrooms/ Built in 2002 / Adjusted Square Foot Total Area 1,650 per MLS / Sale Price $305,000 / Sale Price Per Square Foot $185 / Listed by Roland Hodges and Sons/ Closing date 10/09/2013.  Sailboat Bend is really seeing a lot of activity lately.  There is a high level of interest in townhomes located in Sailboat Bend.  With a sale like this you can see why.  A well located building, selling for below the cost of construction, that was recently built.  These are great numbers for buyers to look at!

1101 NE 6th Streete Unit #D Zip Code 33304 (Victoria Park) /Casa Victoria Townhomes/ 2 bedrooms, 2 bathrooms, 1 half bathroom/ Built in 1989 (interior updated since) / Adjusted Square Foot Total Area 1,440 per MLS / Sale Price $299,000 / Sale Price Per Square Foot $208 / Listed by Better Homes and Gardens/ Closing date 10/15/2013.  I toured this unit.  Rarely, if ever, do you see townhomes in Victoria Park selling below $300,000.  The unit has a large outdoor area which offsets the lack of private parking.  Both buyer and seller made out well on this, very fairly priced sale.  It's a great unit.

Marine Tower Fort Lauderdale
