Loft space for sale in the Four Seasons Fort Lauderdale
I went to go see a great listing today. If you want a loft in Fort Lauderdale you're really only going to be looking at Nola Lofts, Foundry Lofts, Mill Lofts, and Avenue Lofts. The unit I went to go see today is a large loft with something the other loft complex's I mentioned do not offer, a water view! This is really a fantastic unit. If you're someone that likes to entertain, I've found your next home, or vacation home!
Let's go through the nuts and bolts of the property and have a look at some pictures. On tax roll the unit is 1 bedroom, 1 bathroom, and 1 half bathroom. However, this is a true loft so the bedroom is not walled off. The seller may offer an allowance to a buyer who wishes to add a wall.
The Four Seasons Fort Lauderdale was built in 1959. The building is located on Las Olas Isles and is equal distance from the shops of Las Olas Boulevard and the beach. One of the major differences I find between mid century builds and today's builds, is the square footage of the units. Construction today is often focused on fitting as many units into a building as possible. This unit has a very large living area of 1,586 square feet!
Let me keep the happy news going. The asking price is $325,000. That's $205 per square foot! $205 per square foot for a loft space with a water view! $205 per square foot to be minutes from the beach and restaurants!
Maintence fee is going to be a very reasonable $0.56 per square foot. Remember this building is on the water. Due to insurance costs for waterfront property you would tyically expect the maintnantce fee to run higher. Another interesting note on the expense side is that your AC is included in the maintenance fee. That means the electrtic bill for your unit will not include the cost to run the AC. The AC is commonly one of the largest guzzlers of electricity in a property.
I don't believe there is a weight restriction on dogs in the building. The building is located on Las Olas Isles which is a great area to walk a pooch because there's not a lot of traffic.
