Fort Lauderdale waterfront single family home sales year to date

A number of readers have been calling me the last few weeks asking about waterfront homes in Fort Lauderdale.  When I say waterfront I should clarify.  To me a waterfront home in Fort Lauderdale is one that is not behind fixed bridges.  I'm going to stay east of Federal Highway for this post.  If you're looking to venture west of Federal Highway there are some nice properties in Sailboat Bend, Citrus Isles, Shady Banks, all the way through Riverland.  For purposes of this post I'm only going to look at the area that includes the following six (6) areas; Las Olas Isles, Coral Ridge, Rio Vista/ Lauderdale Harbors, Harbor Beach/ Harbor Inlet, Sunrise Key and Sunrise (behind Galleria), homes on the barrier island between the ocean and intracoastal (parallel to N Ocean Blvd).  Most of the questions have been centering around total pricing and availability of inventory (versus price per square foot or absorption rates).  So I won't make this post too detailed with pricing, if you want a more detailed breakdown of an area of particular interest just shoot me an email or give me a call.

Currently there are 98 active waterfront listings in Las Olas Isles.  Since January 1, 2015 there have 16 waterfront single family home sales.

Currently there are 29 active waterfront listings in Coral Ridge.  Since January 1, 2015 there have 15 waterfront single family home sales.

Currently there are 30 active waterfront listings in Rio Vista/ Lauderdale Harbors.  Since January 1, 2015 there have 15 waterfront single family home sales.

Currently there are 29 active waterfront listings in Harbor Beach/ Harbor Inlet.  Since January 1, 2015 there have 7 waterfront single family home sales.

Currently there are 5 active waterfront listings in Sunrise Key and Sunrise.  Since January 1, 2015 there have 2 waterfront single family home sales.

Currently there are 27 active waterfront listings in Sunrise Key and Sunrise.  Since January 1, 2015 there have 2 waterfront single family home sales.

As you can see some area's have a tremendous number of homes currently for sale, versus what has sold so far this year.  If you look at the number of actives versus sold I think it's worth noting that Rio Vista and Coral Ridge have really seen some heavy buying action.  My goal was to give you a pretty decent selection of waterfront home sales so you could get a feel for pricing from the top down.  Hopefully I did that!
