Fort Lauderdale Real Estate sales June 25, 2013. Sales include homes, condo, and townhouses.

As always this information is specific to the area of Fort Lauderdale that I cover. This consists of real estate in the neighborhoods of; Rio Vista, Victoria Park, Downtown Fort Lauderdale, Fort Lauderdale Beach, Harbor Beach, Lauderdale Harbors, Collee Hammock, Seven Isles, Nurmi Isles, Idlewyld, or Las Olas Isles. Essentially using NW 7th Avenue as my western border, and the Atlantic Ocean as my eastern edge. I use Sunrise Boulevard to the north, and 17th Street down through Harbor Inlet as my southern border.  With the expanded border to the west some active listings and sales located in the neighborhoods of Progresso Village, Flagler Village, Tarpon River, Sailboat Bend, and Croissant Park will be tracked.

All per square foot data will be taken from the properties Total Area.  In the past I had used the Living Area, or the area under air.  However, the data seems to be more reliable if we use the Total Area which measures the exterior walls of the home (which would include garage space).

2319 Desota Drive Zip Code 33301 (Las Olas Isles, Seven Isles)/ 4 bedrooms, 3 bathrooms, 1 half bathrooms/ Built in 1968/ Adjusted Square Foot Total Area 3,693 Per Tax Roll / Sale Price $1,700,000 / Sale Price Per Square Foot $460 / Listed by Coldwell Banker Residential Realty/ Closing Date 06/21/13.  A boaters dream, 95 feet of waterfront intracoastal docking!

420 Isle of Capri Drive Zip Code 33301 (Las Olas Isles)/ 3 bedrooms, 2 bathrooms, 1 half bathroom / Built in 1956 (renovated in 1996)/ Adjusted Square Foot Total Area 3,217 Per Tax Roll/ Sale Price $1,290,000 / Sale Price Per Square Foot $401 / Listed by Intercoastal Realty Inc/ Closing Date 05/19/13.  This home sits on an 11,000 square foot lot, which leaves lots of room for expansion should the new owner want to build.  90 feet of boat dockage.  A renovation in 1996, on a per square foot basis the buyer received a nice piece of property.

2301 Solar Plaza Drive Zip Code 33301 (Las Olas Isles) / 4 bedrooms, 3 full bathrooms/ Built in 1947/ Adjusted Square foot total  area 2,819 per MLS / Sale Price $1,500,000 / Sale Price Per Square Foot $532/ Listed by Every Florida Home/ Closing date 06/17/13.  We've seen a number of sales on Solar Plaza Drive so far this year.  My guess is this house sold as a tear down.  The home was in a condition that is below that of the area, though it sits on a lot that is 11,200 square feet with 225 feet of deep water dockage.  Land selling at $134 per square foot is certainly steep, but with the amount of waterfront the home boasts the lot itself would be worth a premium.

811 SW 6th Street Zip Code 33315 (Tarpon River)/ 4 bedrooms, 2 bathrooms/ Built in 1941/ Adjusted Square Foot Total Area 2,350 Per Tax Roll/ Sale Price $1,100,000 / Sale Price Per Square Foot $468 / Listed by One Sotheby's Int'l Realty/ Closing Date 06/17/13.  Wondering if home building was coming back, this is another sale that took place for the lot.  This is a triple lot, 25,200 square feet, that is zoned for heavier density.  The lot has water on two sides of it.  134 feet on the New River, and 205 feet on Tarpon River.  The buyer really got a nice piece of waterfront property at a land price of $44 per square foot.

201 SE 17th Ave Zip Code 33301 (Collee Hammock) / 3 bedrooms, 3 full bathrooms/ Built in 1946/ Adjusted Square foot total  area 2,255 per MLS / Sale Price $830,000 / Sale Price Per Square Foot $368/ Listed by Re/Max First/ Closing date 06/21/13.  We've seen a number of sales on Solar Plaza Drive so far this year.  My guess is this house sold as a tear down.  Home is located steps off Las Olas Blvd on a large 11,500 square foot lot.

1 North Fort Lauderdale Beach Blvd Unit #1509 Zip Code 33304 (Fort Lauderdale Beach) /Castillo Grand (Ritz Carlton)/ 3 bedrooms, 3 bathrooms/ Built in 2007 / Adjusted Square Foot Total Area 2,390 per MLS / Sale Price $950,000 / Sale Price Per Square Foot $398 / Listed by Realty Marketing Int'l Inc/ Closing date 06/17/2013.  I wanted to write about this property a few months ago, but the owner did not consent to advertising so I was prohibited.  This unit has Intracoastal, not ocean, views.  That being said, I really think the buyer came out well on this deal.  Below $400 psf to be in the Ritz is a nice deal on a per square foot basis. The unit was listed at $1.3 and was on the market for more than a year.

911 NE 17th Way Unit #203 Zip Code 33304 (Victoria Park) / City View Townhomes, Townhouse/ 3 bedrooms, 3 bathrooms, 1 half bathroom / Built in 2011 / Adjusted Square Foot Total Area 4,228 per MLS / Sale Price $560,000/ Sale Price Per Square Foot $132 / Listed by Roland Hodges and Sons / Closing date 06/25/2013.  These units look great.  They are located close to Sunrise Blvd.  Some buyers like that convenience, others do not.  The total area is taken from the MLS.  With builders telling me their cost to construct is between $125-$135 currently, I would want to verify the square footage as the sale price seems very low on a per square foot basis.
