Fort Lauderdale Real Estate sales August 2013. Data includes home, condo, and townhouse sales for the prior week

As always this information is specific to the area of Fort Lauderdale that I cover. This consists of Fort Lauderdale real estate in the neighborhoods of; Rio Vista, Victoria Park, Downtown Fort Lauderdale, Fort Lauderdale Beach, Harbor Beach, Lauderdale Harbors, Collee Hammock, Seven Isles, Nurmi Isles, Idlewyld, Las Olas Isles,Sailboat Bend, Progresso Village, Flagler Village, Tarpon River, and Croissant Park. Essentially using Interstate 95 as my western border, and the Atlantic Ocean as my eastern edge. I use Sunrise Boulevard to the north, and 17th Street down through Harbor Inlet as my southern border.

All per square foot data will be taken from the properties Total Area.  In the past I had used the Living Area, or the area under air.  However, the data seems to be more reliable if we use the Total Area which measures the exterior walls of the home (which would include garage space).

520 Intracoastal Drive Zip Code 33304 (Sunrise, behind Galleria) / 6 bedrooms, 8 full bathrooms, 3 half bathroom / Built in 1956 (though renovated since) / Adjusted Square foot total  area 10,242 per MLS / Sale Price $5,750,000 / Sale Price Per Square Foot $561/ Listed by Intercoastal Realty/ Closing date 08/02/13.  Amazing waterfront estate home.  Total land equals 54,392 square feet.  There is a total of 366 intracoastal waterway frontage.  Stunning home.

2617 Delmar Place Zip Code 33301 (Las Olas Isles/ Seven Isles)/ 4 bedrooms, 4 bathrooms/ Built in 1944 (but clearly renovated several times over since then)/ Adjusted Square Foot Total Area 2,574 Per MLS / Sale Price $1,955,000 / Sale Price Per Square Foot $760 / Listed by Drum Realty/ Closing Date 08/02/13.  I love the look of hard wood flooring, this home has great flooring and charm.  The look of the home is more Cape Cod than South Florida in my opinion.  Fantastic landscaping, excellent Intracoastal waterway views, and a 100 foot concrete dock round out the homes appeal.  Charming waterfront home.

1819 SE 17th Street Unit #809 Zip Code 33316 (Fort Lauderdale Beach) /The Port Condo/ 3 bedrooms, 2 bathrooms, 1 half bathroom/ Built in 2005 / Adjusted Square Foot Total Area 2,005 per MLS / Sale Price $630,000 / Sale Price Per Square Foot $314 / Listed by Atlantic Properties Int'l/ Closing date 08/02/2013.  The Port Condo is a great building.  The views are excellent if you like to watch yachts and cruise ships move up and down the intracoastal.  As you can see in the photo below the unit features floor to ceiling windows.  In a corner unit like this one the result is a flood of natural light.  Unit has all the upgrades such as travertine and marble flooring, wrap around balcony, and a great kitchen.  I really like to show the Port Condo's to potential buyers.  I think the building has great upside at a reasonable price per square foot when you consider the views and location of the building.

600 West Las Olas Boulevard Unit #1303 S Zip Code 33312 (Downtown Fort Lauderdale) /Symphony Condominiums/ 2 bedrooms, 2 bathrooms/ Built in 2006 / Adjusted Square Foot Total Area 1,5000 per MLS / Sale Price $295,000/ Sale Price Per Square Foot $196 / Listed by Realty Associates Florida/ Closing date 08/01/2013.  I would want verification of the square footage listed on the MLS for this property before relying on the price per square foot that's noted.  There are various floor plans for 2/2 units in Symphony Condominiums, but I haven't seen one that's 1,500.  If the square footage is accurate the unit sold approximately 15% below other sales.

110 North Federal Highway #1209 Zip Code 33301 (Downtown Fort Lauderdale) /Waverly Las Olas/ 2 bedrooms, 2 bathrooms/ Built in 2005 / Adjusted Square Foot Total Area 1,200 per MLS / Sale Price $270,000 / Sale Price Per Square Foot $225 / Listed by Wolfe Real Estate Group/ Closing date 08/06/2013.  I'm hesitant to even write about this sale.  This was a short sale which was originally listed at $215,000.  The lowest priced 2 bedrooms currently listed in the Waverly for sale are above $300,000.  Recent closed sales of 2 bedrooms in the complex are above $300,000.  This was a short sale, and the bank that held the note on the property is within its rights to sell at whatever price it approves.  It is my opinion that they sold the unit for less than they could have.  The buyer got a nice deal on this unit.

1900 South Ocean Drive Unit #312 Zip Code 33316 (Fort Lauderdale Beach, Harbor Beach) /Breakwater Towers/ 2 bedrooms, 2 bathrooms/ Built in 1962 / Adjusted Square Foot Total Area 1,293 per MLS / Sale Price $138,800 / Sale Price Per Square Foot $107 / Listed by Re/Max Preferred/ Closing date 08/01/2013.  Some light remodeling was done to this unit prior to sale.  Appliances have been updated as well.  The Breakwater Towers are popular with those looking for a lower priced unit to use as a second home.
