Fort Lauderdale Beach New Construction Luxury Townhouse With Dock

I am incredibly excited to share this project with my readers.  Yesterday I went to walk a fantastic pre/ new construction complex just south of Commercial Boulevard in Lauderdale by the Sea.  The name of the complex is Sky 230, a 29 unit waterfront project.  I'm in and out of lots, and lots, of properties daily.  There are things that start to stand out when you see so many properties.  When you're standing in a construction shell, one of the things you can quickly pick up is the size of a floor plan.  The sheer size of the floor plans inside of Sky 230 is something that absolutely stands out.  The units are so large that the total area is significantly larger than the majority of single family homes in the immediate area!  Total area square foot measurements of the units range from 3,045 to 4,751.

This is really going to be a project for the buyer that has a lengthy wish list.  Looking for something that is brand new and never been lived in? Check.  Looking to be a few blocks off the Fort Lauderdale beach sand? Check.  Looking for a unit facing the intracoastal? Check.  Looking for a well built, true luxury project with high end finishes? Check.  Looking for a townhouse with a large roof deck? Check.  Looking for a private elevator so you don't have to lug groceries up a set of stairs? Check.  Looking to purchase a unit with a deeded boat dock that's not behind any fixed bridges?  Check.  These features, and location, rolled together are incredibly rare in Fort Lauderdale.  It's also absolutely worth noting that interior designs were created in conjunction with Interiors by Steven G.  They're a fantastic design firm.

As you can see above the build style is incredibly unique.  A number of townhome units in and around Fort Lauderdale were built in a Spanish or Mediterranean style.  While there are more modern style units being built, they are still relatively rare.  High ceilings, open floor plans, indoor/ outdoor space, and lots of natural light, are things buyers are really looking for right now.  I don't think that trend will stop anytime soon.  Sky 230 has all of those features, and more.  The unit layouts allow for a live/ work setup.  The ground floor is an ideal office space.

The project developer has a firm grasp on the projects finances.  When you work the pricing out you end up with an asking price below $300 per square foot based on total area on most units!  As a comparison the new construction condo projects between Las Olas and Sunrise are pricing at $750 per square foot and above.  From a value perspective you absolutely cannot ignore this project.  The units are all fee simple.  Not only does this facilitate financing, but it also limits common area fees.  Condo hotel units are going to run north of $2.00 per square foot for maintenance.  Condo complex's which I would consider luxury will run $.75 and above.  The proposed budget for Sky 230 runs less than $.10 based on total area square footage.  That's extremely low.  One of the ways the fee's were pushed down so low was through the use of energy efficient materials, more on that in the features section.

The developer has made purchasing through financing feasible in Sky 230.  This is the first project I've run across, in quite some time, where a bank has been lined up to provide pre construction financing.  The deposit structure is friendly as well.  The total deposit is 35% on a staggered schedule.  10% is required at time of contract.  25% is required during the start of foundation pouring.  Please note one of the phases is already through these events.  For those nervous about pre construction projects, Sky 230 is already partially built.  This should alleviate a number of concerns prospective buyers typically have in a pre construction project.

Prices in the complex are going to run from $851,250 for the smallest unit, through $1,482,000.  Docks are deeded, and are sold separately.  Give me a call or send me an email to set up a showing.  I would really encourage buyers in this price point to take a tour of this property with me as soon as possible.
