Fort Lauderdale Beach Real Estate

This time of the year the tourist season is typically winding down.  While there is a noticeable drop off in population levels around Fort Lauderdale during the off season, this year feels a bit different.  I've been fielding a number of phone calls from buyers who want to purchase on Fort Lauderdale Beach.  I thought I would review a couple of area's along Fort Lauderdale Beach, and give you some market data.  Fort Lauderdale Beach condo for sale inventory levels are relatively segmented by location.

I'm going to focus on three separate, yet distinct areas, along Fort Lauderdale Beach.  The first is going to be the area between Las Olas Boulevard and Sunrise Boulevard, commonly referred to as North Beach Village.  The second area, which we will label Central Beach, stretches between Sunrise Boulevard north to Oakland Park Boulevard.  The third area will include the area between Oakland Park Boulevard and Commercial Boulevard, named Galt Ocean.

I want to take a closer look at the for sale inventory levels by area, followed by number of sales year to date, then take a look at what type of units are selling the most.  Fort Lauderdale Beach is a wildly segmented marketplace with a number of nuances between one area and another.

North Beach Village 

  • At the time of this posting there were 114 Actively listed condo's for sale in this section of Fort Lauderdale Beach
  • There have been 43 sales in the area year to date
  • 1 bedrooms account for 39 of the active listings and 12 of the year to date sales
  • 2 bedrooms account for 42 of the active listings and 16 of the year to date sales
  • 3 bedrooms account for 24 of the active listings and 12 of the year to date sales

Central Beach

  • At the time of this posting there were 109 Actively listed condo's for sale in this section of Fort Lauderdale Beach
  • There have been 56 sales in the area year to date
  • 1 bedrooms account for 10 of the active listings and 12 of the year to date sales
  • 2 bedrooms account for 81 of the active listings and 37 of the year to date sales
  • 3 bedrooms account for 13 of the active listings and 5 of the year to date sales

Galt Ocean

  • At the time of this posting there were 228 Actively listed condo's for sale in this section of Fort Lauderdale Beach
  • There have been 110 sales in the area year to date
  • 1 bedrooms account for 60 of the active listings and 48 of the year to date sales
  • 2 bedrooms account for 119 of the active listings and 54 of the year to date sales
  • 3 bedrooms account for 33 of the active listings and 4 of the year to date sales

Galt Ocean is both listing, and selling properties, at a comparatively high rate.  The conclusion I would draw is that buyers have a number of options for purchase on Galt Ocean, and are pouncing on the inventory.

Looking for a 1 bedroom?  It won't take you long to look through the inventory on Central Beach!

If you're selling a 2 bedroom on Central Beach, you're not alone!  74% of the actively listed inventory in Central Beach are 2 bedrooms.  66% of the year to date sales in Central Beach have been 2 bedrooms.

North Beach Village looks relatively well spread out.  What would stand out are the number of 3 bedroom sales.  Sales of 3 bedrooms in North Beach Village are more than doubling any other area of Fort Lauderdale Beach.
