Flagler Village Real Estate Market Update.

One thing that has become very clear from my post about the land I had listed for sale in Flagler Village (which went into contract in less than a week of being on the market), and the upcoming townhome project, is that there is a ton of interest from buyers in the area.  I'm elated that so many people want to purchase in Flagler Village.  Continuing on that theme I thought that I would provide you with a brief Flagler Village Real Estate Market Update.  I will go through what's for sale, and what has sold, this year so far.  I'm not going to go too in depth on this post, this is really more of a broad overview.  Let's take a look through some buildings!

I mapped out an area that's uses the railroad tracks as the western edge, Federal Highway as the eastern edge, then ran north of Broward Blvd.  You end up with the loft buildings (Avenue Lofts, Mill Lofts, Foundry Lofts), Bamboo Flats, Nola Lofts, Sole, and Strada 315.  There are a couple of other complex's I'll brush over as well.

Avenue Lofts has multiple phases, I'm going to include all phases together in this data.

  • At the time of this posting there were 3 active listings for sale in Avenue Lofts.
  • Year to date there have been 7 sales completed in Avenue Lofts.
  • The average price per square foot of those closed sales based on total area was $246.

Bamboo Flats

  • At the time of this posting there were 2 active for sale listings in Bamboo Flats.
  • Year to date there have been 3 sales completed in Bamboo Flats.
  • The average price per square foot of those closed sales based on total area was $235.

Foundry Lofts

  • At the time of this posting there were 2 active for sale listings in Foundry Lofts.
  • Year to date there have been 4 sales completed in Foundry Lofts.
  • The average price per square foot of those closed sales based on total area was $267

Mill Lofts

  • At the time of this posting there were 3 active for sale listings in Mill Lofts.
  • Year to date there have been 1 sales completed in Mill Lofts.
  • The average price per square foot of those closed sales based on total area was $283.

Nola Lofts

  • At the time of this posting there were 2 active for sale listings in Nola Lofts.
  • Year to date there have been 0 sales completed in Nola Lofts.

Sole

  • At the time of this posting there were 7 active for sale listings in Sole.
  • Year to date there have been 4 sales completed in Sole.
  • The average price per square foot of those closed sales based on total area was $202

Strada 315

  • At the time of this posting there were 17 active for sale listings in Strada 315.
  • Year to date there have been 5 sales completed in Strada 315.
  • The average price per square foot of those closed sales based on total area was $236.

East Village Townhomes (This is a great option for someone looking for a lower price townhome in Flagler Village)

  • At the time of this posting there was 1 active for sale listings in the East Village Townhomes.
  • Year to date there has been 1 sales completed in East Village Townhomes.
  • The average price per square foot of those closed sales based on total area was $155.

There's a bit of something for everyone in Flagler Village.  Whether you're looking for a townhouse, a condo, or a loft space, you can find it in Flagler Village.  I believe the neighborhoods future appreciation prospects are fantastic.  If you look at most of the per square foot prices you'll note they're priced at, or below the cost of construction (land, hard costs, and soft costs).  That really makes these a great value in my opinion.
