The number of active listings in Nu River is surprising. 28 listings leaves buyers with a lot of choices, and room for negotiation. I represent a large number of unit owners in Nu River. They're all now close to a point where they can sell, without having to short sale. A number of owners in the building have written their deposit off and just want out, without having to short sell. You can apply that same thought to Strada.
Where I really see some buying opportunity would be in Symphony, Las Olas River House, and WaterGarden. These buildings are all maintained very, very well. We don't always see this level of inventory for sale in these buildings. Again, this is an opening for buyers.
Conversely, if you own a unit in Las Olas Grand and were thinking of selling, now is the time! With so few units for sale sellers can control the market in this building.
