Conrad Fort Lauderdale Beach
Christmas came early for me today! This morning I was given an advanced showing of the building formerly known as the Trump International Hotel Fort Lauderdale, now known as the Conrad Fort Lauderdale Beach! For a Realtor, being given an advanced showing of a new property is about the height of excitement. It is my absolute belief that this is going to be an amazing project. Further, most of the units being offered for sale have ocean views!
The nuts and bolts of the Conrad Fort Lauderdale:
- Property Address is 551 N Fort Lauderdale Beach Blvd
- 290 proposed condo hotel residences that will be for sale
- Types of residences include studio, one-, two-, three-bedrooms, 3 townhouses, and penthouses
- Prices starting at $500,000
- Estimated opening mid-2015
The details still need to be ironed out, but these were some early notes. If you put your unit in the condo hotel program you are allowed to stay in the unit 2 months in season, and 2 months out of season, for a total of 4 months yearly. Units bought as residences don't carry that restriction. Deposit structure looks to be 20% up front, and remaining 80% at close. No word yet about seller financing or other financing options. This is much more palatable than the deposit structure most new, and pre construction, projects are asking for. Of course the Conrad Fort Lauderdale is already 80%-90% complete. This makes it a much less risky en devour than ground up projects requiring large up front deposits.
Here are my observations from today that a fact sheet can't tell you. Pricing hasn't been finalized yet so I can't give you much thought or detail on that. What I can tell you is a little bit about the units that I walked. Starting on the 24th Floor the Penthouse I was in was simply enormous! All units had marble and carpet flooring. The penthouse seems to have an abundance of marble, as you would expect. It also has an over sized balcony/ outdoor area.
There are several really great lines in the building. If you look at the Conrad Fort Lauderdale from the outside you'll see it's two buildings separated. The front building only has 5 floors. I don't like heights, at all. Therefore, the units in this building with direct ocean views were among my favorites that I was able to see today. Units in the front building ranged from 900 to almost 1,500 square feet.
Before we move into the rear building let me say something about the kitchens. There are really two kitchen designs in the Conrad Fort Lauderdale. The first is a galley style kitchen that is long and thin. The second design is the one I prefer, I would call it an entertainers kitchen. The kitchens have small islands that look out into the living room, which in most cases leads to the outdoor space and showcases the units view. Units with these entertainer style kitchens are really well designed and I believe will sell quickly. All studio units have the galley kitchens.
I'm going to try and get my hands on a floor plan over the next few weeks. But some notes I took: The 05 line has great views. Studio units are in lines 6-12, line 12 has the best views for the studios in my opinion. The 14 line are 2 bedroom 2 bathroom units and are ocean facing. The 15 line has great ocean views. The 17 line is a 1 bedroom 1.5 bathroom layout with the entertainer style kitchens. There are 3 townhouse style units which are 2 floors. The ground floor of the townhomes walks out onto the pool deck. There are only 3 in the building. Very cool.
Inventory on Fort Lauderdale Beach is pretty limited when it comes to newer construction luxury buildings that face the ocean. I would compare the Conrad Fort Lauderdale to the W Fort Lauderdale, and the Ritz Carlton Fort Lauderdale. The W has 9 units currently listed for sale. Sales have been very slow at the W Fort Lauderdale this year. The Ritz Carlton had 5 actively listed properties at the time of this posting. My best guess on pricing is that the Conrad Fort Lauderdale will be priced at the same per square foot level as the Ritz Carlton Fort Lauderdale, but above the W Fort Lauderdale.
There is going to be some great opportunity to purchase in the Conrad Fort Lauderdale.
