Conrad Fort Lauderdale Beach Purchase Incentives
The Conrad Fort Lauderdale hosted a launch party on Wednesday night that Candace and I attended. The photo above is from that launch. We toured a number of the units. I continue to favor units in the east building with direct ocean views (for those that favor low floors), units higher than the 17th floor (to avoid obstructed views from the Atlantic Hotel), and studio units that face south (you can capture a partial ocean view at a more modest price level).
The exterior of the buildings have been completed, which makes buying into this project considerably less risky than buying pre construction. However, renovations are needed. Those renovations include expanding the pool deck and adding a glass atrium, among the laundry list of building upgrades awaiting completion. Due to this fact you cannot take occupancy right away. In order to offset your cash sitting for a year in a product that isn't kicking off cash flow from day 1, the Conrad Fort Lauderdale Beach is offering the following purchase incentives to buyers who act quickly:
- Deposit 20% now, and close in 60-90 days with 80% balance due at closing.
- You will not have any usage of your unit until January 2015. However, you will receive a 10% credit at closing on the total purchase price. Additionally your HOA fees, and real estate taxes, will be covered by the developer for the year of 2014.
- 20% due now at contract
- 15% due in 60 days
- 15% due in 60 days
- 50% due at closing next year when the hotel is operational
- No 10% credit will be given
I really like the first option. 10% is a very large credit to give back to buyers.
