Coconut Grove Residences Fort Lauderdale Beach

I have a term for differentiating buildings on Fort Lauderdale Beach from one another.  The term is "toes in the sand".  What I mean by that is can you take the elevator to the ground floor of the building and have your toes land in the sand.  For a number of condominiums on Fort Lauderdale Beach you have to cross A1A in order to get your toes in the sand.  However, there are a small number of buildings on Fort Lauderdale Beach where you don't have to cross A1A to get on the beach.  Today I'd like to highlight one of my favorites, the Coconut Grove Residences.

Located at 1200 Holiday Drive, the Coconut Grove Residences are on the southern edge of Fort Lauderdale Beach.

Constructed in 2007 the 14 story structure has only 63 residences.  Because there are so few residences per floor the units are very large when compared to neighboring projects.  The downside to that is that the maintenance fees are on the high side.  The fee's are all relative as it's what I would consider a "white glove" building.  I would classify this as a boutique building with the amenities comparable to the most luxurious high rises.

A quick run down of the amenities would be:

  • Very large heated swimming pool (it runs half the length of the building)
  • Oceanfront Cabanas (really great feature)
  • Valet
  • Gym
  • Concierge
  • Private Beach for residents only (incredibly rare in Fort Lauderdale)

The building was pre wired for high speed internet.  Sub zero refrigerators set the tone of the kitchens, while huge windows fill the units with natural light.

If we look back to all of 2013 we find only 3 closings in the Coconut Grove Residences.

  • Unit #801 sold 05/03/13.  The unit features 3 bedrooms and 3.5 bathrooms.  Sold price $1,740,000
  • Unit #503 sold 10/31/13.  The unit features 3 bedrooms and 3.5 bathrooms.  Sold price $1,225,000
  • Unit #704 sold 12/02/13.  The unit features 2 bedrooms and 2.5 bathrooms.  Sold price $755,000

So what prompted me to write about the complex today?  Unit #104 came onto the market for $895,000.  It is the least expensive listing in the building at the time of this posting and absolutely worth taking a look at.  If you'd like to schedule a showing please contact me.
