Fort Lauderdale real estate sales and activity report for the week of April 17, 2013.

As always this information is specific to the area of Fort Lauderdale that I cover. This consists of real estate in the neighborhoods of; Rio Vista, Victoria Park, Downtown Fort Lauderdale, Fort Lauderdale Beach, Harbor Beach, Lauderdale Harbors, Collee Hammock, Seven Isles, Nurmi Isles, Idlewyld, or Las Olas Isles. Essentially using NW 7th Avenue as my western border, and the Atlantic Ocean as my eastern edge. I use Sunrise Boulevard to the north, and 17th Street down through Harbor Inlet as my southern border.  With the expanded border to the west some active listings and sales located in the neighborhoods of Progresso Village, Flagler Village, Tarpon River, Sailboat Bend, and Croissant Park will be tracked.

Single Family

  • There are 246 actively listed single family homes for sale
  • There were 15 new listings over the past 7 days
  • 168 of these homes are on some form of waterfront
  • 1 listing has 10+ bedrooms

1518 SE 13th Street 33316 (Lauderdale Harbors)/ 4 bedrooms, 3 bathrooms/ Built in 1952/ Adjusted Square Foot Living Area 1,984 Per MLS / Sale Price $690,000 / Sale Price Per Square Foot $348 / Listed by Coldwell Banker Residential/ Closing Date 04/15/13.  Property is waterfront and features a 70 foot deep water dock.  Home sits on a 7,700 square foot lot and is in need of major renovation or tear down.

1213 Avocado Isle 33315 (Croissant Park/ Citrus Isles)/ 3 bedrooms, 2 bathrooms / Built in 1955/ Adjusted Square Foot Living Area 1,770 Per MLS / Sale Price $435,000 / Sale Price Per Square Foot $246 / Listed by Mizner/Bass Realty/ Closing Date 04/11/13.  Waterfront home, spent 0 days on the active market before going under contract.

901 Mandarin Isles 33315 (Croissant Park/ Citrus Isles)/ 3 bedrooms, 2 bathrooms / Built in 1957/ Adjusted Square Foot Living Area 1,382 Per MLS / Sale Price $275,000 / Sale Price Per Square Foot $199 / Listed by ReMax / Closing Date 04/10/13.  Waterfront home with a dock in need of massive renovation or tear down.

835 SW 17th Street 33315 (Croissant Park) / 3 bedrooms, 1 full bathrooms / Built in 1953 / Adjusted Square foot living area 1,311 per MLS / Sale Price $135,100 / Sale Price Per Square Foot $103 / Listed by Real Estate Home Sales/ Closing date 04/11/13.  This was an REO.  To illustrate how wild the foreclosure market it, this was priced at $95,000.  So the home sold 42% over listing price!  It did not qualify for financing and would be in tear down condition.

411 N New River Drive E Unit #604 Zip Code 33301 (Downtown Fort Lauderdale) /Las Olas Grand/ 2 bedrooms, 3 bathrooms / Built in 2006 / Adjusted Square Foot Living Area 3,060 per MLS / Sale Price $800,000/ Sale Price Per Square Foot $261 / Listed by D’Angelo Realty / Closing date 04/15/2013.  Under $300 per square foot in the Las Olas Grande?  Excellent deal for the buyer!  This unit is two stories with river views from all main rooms.  The Las Olas Grand is one of my most favorite buildings, I’ve said this time and again.  With per square foot sales at these levels you can now see this luxury building selling at incredibly attractive investment pricing levels.

Unit has been updated nicely.  The unit is located on the top floor and was sold with some furniture included.  The unit was on the market for 4 days before it went under a cash contract.  Once again the lower priced units are seeing frenzied buying.
