Fort Lauderdale real estate sales and activity report for the week of May 8, 2013.

*Sorry for the delay in posts.  I switched from the Miami Association of Realtors to the Greater Fort Lauderdale Association so my data feeds had to all be reset.  The switch should lead to a wider field of listings that can be pulled into this blog.

As always this information is specific to the area of Fort Lauderdale that I cover. This consists of real estate in the neighborhoods of; Rio Vista, Victoria Park, Downtown Fort Lauderdale, Fort Lauderdale Beach, Harbor Beach, Lauderdale Harbors, Collee Hammock, Seven Isles, Nurmi Isles, Idlewyld, or Las Olas Isles. Essentially using NW 7th Avenue as my western border, and the Atlantic Ocean as my eastern edge. I use Sunrise Boulevard to the north, and 17th Street down through Harbor Inlet as my southern border.  With the expanded border to the west some active listings and sales located in the neighborhoods of Progresso Village, Flagler Village, Tarpon River, Sailboat Bend, and Croissant Park will be tracked.

Single Family

  • There are 245 actively listed single family homes for sale
  • There were 15 new listings over the past 7 days
  • 163 of these homes are on some form of waterfront
  • 1 listing has 10+ bedrooms
  • 1 listings have 9 bedrooms
  • 3 listings have 8 bedrooms
  • 10 listings have 7 bedrooms
  • 25 listings have 6 bedrooms
  • 48 listings have 5 bedrooms
  • 56 listings have 4 bedrooms

401 San Marco Drive Zip Code 33301 (Las Olas Isles)/ 3 bedrooms, 2 bathrooms, 1 half bathrooms/ Built in 1953/ Adjusted Square Foot Living Area 2,132 Per Tax Roll / Sale Price $1,475,000 / Sale Price Per Square Foot $692 / Listed by Las Olas Realty Group/ Closing Date 05/03/13.  This property has a pretty wide open floor plan.  Concrete sea wall and dock line the rear of the home along the waterfront.  Great freeform pool.

1638 NE 6th Street Zip Code 33304 (Victoria Park)/ 4 bedrooms, 4 bathrooms, 1 half bathroom / Built in 1954/ Adjusted Square Foot Living Area 2,204 Per Tax Roll (Listing on MLS says 5,000) / Sale Price $1,200,000 / Sale Price Per Square Foot $544 / Listed by Christopher White Group/ Closing Date 05/01/13.  Home is listed as having 5,000 square feet of living area which would mean a per square foot sale price of $240 per square foot.  If that number is true, this was a phenomenal purchase!  The home is gorgeous and features a lap pool, high end kitchen, and expansive floor plan.
