Fort Lauderdale real estate sales and activity report for the week of April 24, 2013.

As always this information is specific to the area of Fort Lauderdale that I cover. This consists of real estate in the neighborhoods of; Rio Vista, Victoria Park, Downtown Fort Lauderdale, Fort Lauderdale Beach, Harbor Beach, Lauderdale Harbors, Collee Hammock, Seven Isles, Nurmi Isles, Idlewyld, or Las Olas Isles. Essentially using NW 7th Avenue as my western border, and the Atlantic Ocean as my eastern edge. I use Sunrise Boulevard to the north, and 17th Street down through Harbor Inlet as my southern border.  With the expanded border to the west some active listings and sales located in the neighborhoods of Progresso Village, Flagler Village, Tarpon River, Sailboat Bend, and Croissant Park will be tracked.

1620 SE 1st Street Zip Code 33301 (Collee Hammock)/ 5 bedrooms, 5 bathrooms, 2 half bathrooms/ Built in 2010/ Adjusted Square Foot Living Area 5,368 Per MLS / Sale Price $1,750,000 / Sale Price Per Square Foot $326 / Listed by Premier Estate Properties/ Closing Date 04/18/13.  This was a great find for the buyer.  The home is filled with hardwood and stone.  Fantastic property.

333 Royal Plaza Drive Zip Code 33301 (Las Olas Isles)/ 3 bedrooms, 3 bathrooms / Built in 1951/ Adjusted Square Foot Living Area 2,143 Per MLS / Sale Price $1,050,000 / Sale Price Per Square Foot $490 / Listed by Coral Shores Realty/ Closing Date 04/20/13.  Waterfront home that was sold not for the home itself, but for the 12,000 square foot lot the home sits upon.  From a land sale perspective this lot sold for $88 per square foot before tear down costs.
