My readers from the north are going to cringe when they read this. Brace yourself, breathe deep, and get ready, winter’s coming! I know how painful that is to read, trust me. With the changing of seasons coming upon us comes a new round of inquiries from those looking for a condo on Fort Lauderdale Beach. Ocean view condo’s in Fort Lauderdale in general are going to run into the higher price points.
Just like anything else in real estate, it’s all about location. I’m often asked if I think a particular unit with an ocean view in this building or that building will hold it’s value. My most common response is that they’re not building anymore beach front. Unless climate change takes hold and Oklahoma begins selling ocean front properties. While I answer as a joke, the serious answer is that units with ocean views are always in demand, always. When the market crashed the enthusiasm for buying ocean front property did not.
I view real estate through analytical eyes. I am very diligent about my property pricing and try to give the most sound advice possible so a buyer I represent does not overpay, and any seller I represent receives fair market value for their property. All of that goes out with window when it comes to condo’s that have ocean views. I’ve seen units sell at prices far above anything I thought rational. At the end of the day you often can’t put a price tag on a unit with a direct ocean view out of the bedroom and living room windows. These purchases tend to be much more subjective and about an owners experience and emotion.
