Fort Lauderdale Real Estate sales August 2013.

Data includes home, condo, and townhouse sales for the prior week (August 19-August 26) As always this information is specific to the area of Fort Lauderdale that I cover. This consists of Fort Lauderdale real estate in the neighborhoods of; Rio Vista, Victoria Park, Downtown Fort Lauderdale, Fort Lauderdale Beach, Harbor Beach, Lauderdale Harbors, Collee Hammock, Las Olas Isles, Sailboat Bend, Progresso Village, Flagler Village, Tarpon River, and Croissant Park. Essentially using Interstate 95 as my western border, and the Atlantic Ocean as my eastern edge. I use Sunrise Boulevard to the north, and 17th Street down through Harbor Inlet as my southern border.

All per square foot data will be taken from the properties Total Area.  In the past I had used the Living Area, or the area under air.  However, the data seems to be more reliable if we use the Total Area which measures the exterior walls of the home (which would include garage space).

325 N Gordon Road Zip Code 33301 (Victoria Park / Victoria Isles) / 5 bedrooms, 5 full bathrooms, 1 half bathroom / Built in 2009 / Adjusted Square foot total  area 5,995 per MLS / Sale Price $2,775,000 / Sale Price Per Square Foot $463/ Listed by United Realty Group/ Closing date 08/22/13.  This house is absolutely amazing.  Custom designed, tons of windows, waterfront home with a dock 80 feet in length.  The home had been on the market for a number of years.  The new owner will absolutely cherish this home.

915 SE 10th St Zip Code 33316 (Rio Vista)/ 4 bedrooms, 4 bathrooms, 1 half bathroom/ Built in 2009 / Adjusted Square Foot Total Area 5,753 Per MLS / Sale Price $1,887,500 / Sale Price Per Square Foot $328 / Listed by Coldwell Banker Residential Realty/ Closing Date 08/20/13.  Considering the year of construction and location, I believe the buyer purchased a wonderful property at a very reasonable price per square foot.  This is a great looking home.

816 SE 9th Street Zip Code 33316 (Rio Vista)/ 4 bedrooms, 3 bathrooms / Built in 1944 (renovated since)/ Adjusted Square Foot Total Area 1,866 Per MLS/ Sale Price $515,000 / Sale Price Per Square Foot $276 / Listed by Whitaker Realty/ Closing Date 08/19/13.  This is a wood framed home that was renovated.  On the face of it paying $515,000 for a wood framed home seems high.  Take this sale in the context of Rio Vista.  At the time of this posting there were 40 single family homes for sale in Rio Vista.  30 of the 40 listings are priced over $1 million.  4 of those 40 are priced below $600,000.

1609 NE 5th Street Zip Code 33301 (Victoria Park) /Townhouse construction/ 3 bedrooms, 2 bathrooms, 1 half bathroom/ Built in 2005 / Adjusted Square Foot Total Area 2,385 per MLS / Sale Price $650,000 / Sale Price Per Square Foot $273 / Listed by One Sotheby’s International Realty/ Closing date 08/23/2013.  I keep telling all of my buyers the same thing, if you’re looking for a townhome in Victoria Park there are some nice values below $300 per square foot.  If you can get below $200 per square foot it’s a tremendous value.

350 SE 2nd Street Unit #670 Zip Code 33301 (Downtown Fort Lauderdale) /350 Las Olas/ 3 bedrooms, 2 bathrooms/ Built in 2005 / Adjusted Square Foot Total Area 1,580 per MLS / Sale Price $445,000/ Sale Price Per Square Foot $282 / Listed by Keller Williams/ Closing date 08/23/2013.  3 bedroom condo units are in relatively short supply, it’s no wonder this unit was on the market for only 6 days before selling.

769 NE 4th Ave Unit #14 Zip Code 33304 (Downtown Fort Lauderdale, Flagler Village, Progresso Village) /Bamboo Flats/ 3 bedrooms, 3 bathrooms, 1 half bathroom/ Built in 2007 / Adjusted Square Foot Total Area 1,819 per MLS / Sale Price $450,000 / Sale Price Per Square Foot $247 / Listed by Highlight Realty/ Closing date 08/26/2013.  One of the most common search terms that brings people to this blog is Bamboo Lofts.  There is a tremendous amount of interest from buyers in this complex.  It’s really ideal for someone looking to work from home as you can use the ground floor as live/work space.  The roof decks are all spacious, and the complex has a pool.  Additionally you have private parking.  However, the biggest draw to the complex in my opinion, is the buildings design.  It’s just a really well built, great looking building.

600 West Las Olas Boulevard Unit #2003 S Zip Code 33312 (Downtown Fort Lauderdale) /Symphony Condominiums/ 2 bedrooms, 2 bathrooms/ Built in 2006 / Adjusted Square Foot Total Area 1,224 per MLS / Sale Price $380,000/ Sale Price Per Square Foot $310 / Listed by Coast Properties of South Florida/ Closing date 08/23/2013.  The frenzy of buying activity at Symphony doesn’t seem to be slowing down.  Buyers have a real appetite for Symphony Condominiums.  I posted a video tour of Symphony Condominiums if you’d like to see more of the building.

100 North Federal Highway #819 Zip Code 33301 (Downtown Fort Lauderdale) /Waverly Las Olas/ 2 bedrooms, 2 bathrooms/ Built in 2005 / Adjusted Square Foot Total Area 1,200 per MLS / Sale Price $316,000 / Sale Price Per Square Foot $263 / Listed by Coast Counties Realty/ Closing date 08/23/2013.  The last time I had posted about sales in the Waverly I had noted some irregular sales below $300,000 for 2 bedroom units.  This sale was a non distressed open market sale and is priced in line with the current market.  If you’d like a video tour of The Waverly I’ve posted one.

340 SW 14th Ave Unit #340 Zip Code 33312 (Sailboat Bend) /Village at Sailboat Bend/ 2 bedrooms, 2 bathrooms, 1 half bathroom/ Built in 2005 / Adjusted Square Foot Total Area 1,711 per MLS / Sale Price $248,000 / Sale Price Per Square Foot $145 / Listed by Harbor Realty of Florida/ Closing date 08/23/2013.  I have a soft spot for the Village at Sailboat Bend.  I think it’s a really great complex.  I also think the pricing allows for a tremendous value.  If you’ve got your heart set on a two story townhouse but you’ve been priced out of other areas (Victoria Park or Tarpon River), The Village at Sailboat Bend could be the ideal alternative for a buyer.

435 N Andrews Avenue Unit #403 Zip Code 33301 (Flagler Village) /Avenue Lofts/ 1 bedrooms, 1 bathroom / Built in 2004 / Adjusted Square Foot Total Area 1,022 per MLS / Sale Price $244,000/ Sale Price Per Square Foot $239 / Listed by Realty Plus of South FL/ Closing date 08/23/2013.  Loft spaces are really getting a lot of interest from buyers.  Flagler Village has a number of nice loft projects with high ceilings.
